33 AHUs across two towers, running themselves

The building

Candor TechSpace in Sector 21 is a multi-tower IT campus with 33 air-handling units serving office floors across two towers. It runs on an existing BMS. Nothing was replaced to deploy SKW EnergyOS: the system connects to the controllers already inside each AHU over BACnet, read-only to begin with.

What the system does every day

Each AHU is held inside a return-air band set per floor, with the chilled-water valve and fan speed decided by the physics model minute by minute. The system learns how fast each floor cools — about 20 minutes per degree on the 11th floor against a 31.9 °C outdoor temperature on the day of these captures — and starts cooling just in time for occupancy rather than at a fixed hour.

On the day of the snapshot, 33 of 33 units were running with zero faults and zero stale data. Nine units were flagged on the Insights screen for a closer look: return air above its band with the chilled-water valve already at 100%, with the likely causes — chilled water arriving too warm, low water flow, air lock, fouled coil, load above design, sensor calibration — listed under each so the team could raise a work order in one click.

What the team sees

One overview table of every AHU on every floor. A status board built for the control-room TV. An air-quality grid of temperature, humidity, CO₂ and PM2.5 per floor next to the outdoor reading. A live 3D view of any unit with every digital I/O — fire safety, door interlock, filter ΔP — beside it. Weekly schedules with every state explained. And a printable per-unit report: for the 7th-floor AHU 1 over the last seven days, 104 hours of runtime with the room in the comfort band 99% of the time.

Safety

Every command is validated against live state before it is written and bounded by hard limits agreed with the facility team. Operators can suspend the system or revert the building to manual BMS control at any time without contacting us. Across the reference deployment — 68 AHUs, 550,000 sq ft, 12+ months — no safety bound has been exceeded and there have been zero comfort or safety incidents.
